These criteria apply at every BY GUSTE residence in Atlanta, North Georgia, and Miami. They are published here so nobody has to ask what the bar is.
What we look at.
Income
Gross household income of at least 2.5 times the monthly rent, documented by two recent pay statements, an offer letter, or two years of tax returns for self-employed applicants. Verified assets and housing vouchers are counted toward this threshold.
Credit
A soft credit review is run on each applicant. There is no minimum score cutoff; we look at rental and housing payment history first. Adverse results may lead to an additional deposit rather than a denial.
Identification
One valid government-issued photo identification per adult occupant aged 18 or older. Passports, permanent resident cards, and consular identification are all accepted.
Rental history
Two years of verifiable rental or mortgage history where applicable. First-time renters are welcome and are not required to provide a guarantor if income and identification are satisfied.
Criminal screening
An individualized assessment is conducted consistent with HUD guidance. An arrest without conviction is never a basis for denial. Applicants may submit mitigating information, and adverse decisions are explained in writing with an opportunity to respond.
Occupancy
Two occupants per bedroom plus one additional occupant per residence. Every adult occupant applies and is screened separately.

Applying.
Yes. BY GUSTE accepts Housing Choice Vouchers and other lawful sources of income at every address in the portfolio, and the voucher amount is counted toward the income requirement. Source of income is never a factor in an approval decision.
A qualified guarantor earning four times the monthly rent can be added to the application, or a larger security deposit may be offered. Documented liquid assets are also counted. Talk to your leasing director before applying — there is usually a path, and it costs nothing to ask.
Yes, and deliberately so. The criteria on this page are applied to every applicant at every property without exception. We do not price differently, screen differently, or steer applicants toward particular buildings or floors based on any protected characteristic.
You receive a written adverse action notice identifying the reason and the consumer reporting agency involved, along with instructions for disputing inaccurate information. You may also submit mitigating information and request reconsideration at no additional cost.
