The building
Twenty-six floors above Peachtree, The Mercer is the anchor of the BY GUSTE portfolio — a limestone-and-bronze tower where the service is hotel-grade and the finishes were chosen the way you would choose them for yourself.
We bought this site because of the light. The tower sits on the western shoulder of a rise, which means the residences hold afternoon sun until it drops behind Vinings — and it means every north-facing home looks down the Peachtree corridor without another building in the way.
Inside, we resisted the urge to over-design. Floors are wide-plank white oak, not laminate. Counters are honed, not polished, because honed stone forgives a life actually lived in it. Cabinetry is flat-panel rift oak with integrated pulls, so the kitchen reads as furniture rather than as fixtures.
The building is staffed, not merely managed. A daytime concierge signs for your packages, books your table, and lets the dog walker in. Maintenance is in-house and lives on site. Nothing here routes to a call center.

Walk to dinner, walk home. On weekends, the PATH400 trail picks up two minutes from the lobby and runs north uninterrupted.

Rent at The Mercer covers your residence, full access to every amenity floor, smart-access entry, and 24-hour maintenance. Water, sewer, trash, and pest control are billed monthly as a flat utility package. Electricity and internet are set up directly by the resident, and our team will send provider details with your welcome packet.
Applications are completed online and typically return a decision within one business day. We ask for photo identification, two recent pay statements or an offer letter, and a gross household income of 2.5 times the monthly rent. A one-time application and administrative fee applies per adult occupant.
Standard terms run 12 to 15 months. Shorter terms from three months are available in select residences at a month-to-month premium, and our furnished Sojourn homes are offered on 30-day terms. Your leasing director will price every option side by side before you commit.
Two pets per residence, no weight limit, breed restrictions apply. A one-time $400 fee per pet plus $30 monthly pet rent. The rooftop has a fenced relief lawn and the ground floor has a grooming spa with a wash bay you can reserve from the app.
Assigned covered parking in the secured garage is $185 per month per space, with tandem spaces at $250. Twelve Level 2 EV chargers are available on a first-come basis at cost. Guest parking is validated for the first three hours.
